Yarrow


This is one of the best locations in Chilliwack if you work in Abbotsford, the location sits right at the base off the mountains on the way to Cultus lake.

The main strip in Yarrow looks like it’s right out of a Hallmark movie (and I love Hallmark movies, too much to be honest).

There are a lot of businesses, coffee shops, restaurants in this area all within a small walking radius, which also includes a few great places for the kids to play.

Yarrow built a stunning new school in 2013, and did you know that you can rent out the multipurpose room at Yarrow Community school (and most schools in Chilliwack) for a small fee for events?

The main draw to Yarrow is how it feels like it’s in the country. Quite a few of the homes sit on larger lots which adds to that private setting. 


Recently I helped a couple purchase a home that  didn’t live in Chilliwack and they really had no idea where they wanted to live in this community, aside from being close to the lake and walking trails.

I spent a lot of time “walking” around with them (mostly on Facetime) and really having to explain each area in detail, to make sure they had all the information before making this huge life changing decision to move across the country.

We stayed mainly on the Sardis side only because they wanted to be close to the lake and the rotary trail.

Over the next few weeks I will work on giving you a description of each sub area within Chilliwack. 


Promontory

No surprise this is my (current) favorite, due to the fact that I live up on the top of the hill.

If you’re looking for views this is one of the best the places to be.

(Disclaimer: Of course there are other areas in Chilliwack that have views but we will touch on that later).


Promontory has two roads up (Promontory and Prest), they have recently completed a new light at the bottom of Promontory which has eased the congestion greatly. Prest has also had recent upgrades with the installation of roundabouts to help with the flow of traffic.

Promontory has its own Elementary school (see catchment link below) and PHECSA also operates out of the school which offers many programs for the people in our community, not just promontory. https://phecsa.ca

Middle school and High school students are bussed down the hill.


We have a Liquor store, Pharmacy, Corner store, and a few places to get a meal, for the majority of people this is all within walking distance, which is a bonus!

(Most importantly, Skip the Dishes delivers to Promontory).


There is a wide variety in what is available for housing up in Promontory from Townhouses to Single family homes, and with that comes a variety of price points.


But why do I love Promontory so much? The walking trails and stairs right outside my door of course, including Mount Thom!

Living by the Vedder River



There are a few developments that sit beside the Vedder River/Rotary Trail, just off Keith Wilson Road.

Most developments in this area have paths that take you right to the Rotary trail. The trail is wide and flat making it an amazing place to go walking, running or bike riding, you may even see people riding horses. There is ample parking and a few entry points, so even if you don’t live close to here you can drive there, park and walk.

There is also Fishing in the Vedder river right off the trail, here is a link for fishing licence and info on when and what is open, please check this often as this changes often.

There are a mix of different properties in this area, from townhouses, row homes, and single- family homes. There is a wide range in age and price of homes as well in this area making it

a great area for active families and people who like to take full advantage of the great outdoors.

Garrison


Garrison

This area is very central to everything, 

(side note, it’s also a great place to teach your teen to drive). 

The main selling feature is how walkable Garrison is, the Cheam centre, grocery stores, many restaurants, coffee shops, yoga studio, and a liquor store (just to name a few).

Cheam center also has the water park (free fun) with lots of grassy areas to set up for the day with your kids on those hot summer days.

But what makes Garrison unique is the housing, it is 153-acre redevelopment of part of the former Canadian Forces Base. Its residential housing is a mix of new and refurbished single-family homes, new and restored townhouses, and condominium apartments.

What I love about these refurbished properties is that many of them still have that charm  heritage houses have, many retained their original floors, yet the plumbing, wiring, drywall etc has all been redone.

Plus in Garrison many of the old growth trees remain, making it feel like a mature neighbourhood.

There are parks and playgrounds and walking trails all within the development, and a very close walk to the Rotary Trail and dog park.

This is one neighbourhood that will not disappoint if you want to go for a Sunday drive or grab a coffee and go for a nice walk!

24 days to get your home ready to sell!


If you are wanting a change and ready to move here are a few ideas to get your house ready for the market. I would highly recommend tackling at least some of these before you list, because when you’re living in your home it’s sometimes hard to notice the things a buyer would.

1. Change your furnace filter. It is time. This will also help with your home inspection; a new furnace filter will show that do regular maintenance.

2. Replace all your burned-out lightbulbs. Or even better replace your bulbs with LEDs this more of a financial commitment but well worth it.

3. Deep clean your house. Especially if you are listing, this is so important. There is nothing worse than a buyer walking into an unclean home. This may be best to hire out if you don’t have time.

4. Declutter. Pull out some boxes and pack away items on tables etc. that aren’t needed. If you’re moving you’ll have to pack anyways so get a head start.

5. Bring in a Handyman (or Handywoman). We all have those little fixes around the home that don’t bother us, or we are used to seeing so we overlook it. Now is the time to get those all repaired. Then there will be less items to repair after a home inspection.

6. Paint. Refresh one room or all the rooms. Paint can have a huge impact. I would always suggest a neutral palate so that you appeal to a broader audience.

7. Tidy your entrance. A buyer will have a feeling about your home within seconds. First impressions mean everything. This area should be tidy, clean and smell amazing.

8. Put your valuables away. Tuck valuables away in a safe or drawer.

9. Empty Closets. Or just pair them down. You don’t want to give buyers the idea that there isn’t enough storage in your home. Closets that are half full will show their full potential over a closet that is jammed packed.

10. Conceal the Animals. People that don’t own pets, can smell yours. Hide and clean litter frequently. Clean up after your dog in the yard. Use essential oils to keep your home smelling fresh

11. Update plumbing fixtures. Update old faucets, or maybe just give them a good scrub to bring them back to life.

12. Bathroom refresh. Replace your shower curtain, or maybe just throw it in the wash. Purchase new towels to hang up or even just fold nicely and hang towels that you own. This is a great way to get a fresh look without spending a lot.

13. Conquer the paper clutter. Your bookkeeper will thank you, so will potential home buyers when your counters are clear.

14. Clean your windows. What a difference this makes. I have cleaned my own windows and I’ve hired this out. If you don’t have time just do the few windows that are most noticeable.

15. Bedroom refresh. Make your bed, have the kids make their beds. Straighten book shelves, remove personal photos. Help potential buyers envision their belonging in your house.

16. Tackle the living room. Clean your living room, you could use some new pillows. Maybe take off those cushions and vacuum-yes, it’s been a while.

17. Dining room area. Make this space a place you actually want to eat in. Wipe down tables and chairs. Add a low table arrangement. Make it inviting.

18. Dust your house. You should be doing this weekly while your house is listed.

19. What’s going on in your kitchen? Could your kitchen use new handles? Wipe down cabinets and counters. This room will have one of the biggest impact on buyers and you should love it too, because let’s face it, you live in the kitchen.

20. Curb Appeal. Trim some bushes, tidy walkways, make sure gutters are working properly and clean.

21. Favourite items. Remove or replace favourite items. If you’re taking it with you, take it down now before you list. (For example if the chandelier in the dining room is not included have an electrician take it down now)

22. The Garage. You should be able to park in your garage. That statement is laughable. I know. But I swear some people actually park in their garage.

23. Consider renting a storage unit. You’ve been clearing clutter, packing away unnecessary items and now your garage needs to be cleared. Move it offsite for a bit. This will also help with the moving process when you do sell.
