Chilliwack’s Hidden Gems: The Local Spots I Love
November 18, 2025
One of the best parts of my job as Amanda Hinks, Chilliwack Realtor, is showing people not just the homes here — but the lifestyle. Because if you’re relocating to Chilliwack or exploring the Fraser Valley for the first time, you probably already know about our mountain views, river trails, and growing neighbourhoods. But what really makes people fall in love with this city are the local spots that give it personality.
Today, I’m sharing a few of Chilliwack’s hidden gems — the places I recommend to clients, the places I take friends when they visit, and the places that make this community feel like home.
If you’re considering moving to Chilliwack, this list is for you.
1. The Vedder River Rotary Trail: The Perfect Everyday Escape
The Vedder Rotary Trail doesn’t feel like a hidden gem to locals… but if you’re new here, it will blow you away. This is one of the most loved walking and biking trails in the entire Fraser Valley — eight kilometers of riverfront views, mountain backdrops, and a peacefulness that’s hard to explain until you experience it.
What I love most:
-
It’s perfect for morning coffee walks
-
It’s dog-friendly
-
It connects you to tons of nature without leaving town
-
It’s minutes from Sardis, Garrison Crossing, and Promontory
Clients relocating from big cities always have the same reaction:
“I can’t believe this is just… here.”
If lifestyle matters to you, put “living near the Vedder River” at the top of your wishlist.
2. District 1881: Chilliwack’s Coolest Corner
Downtown Chilliwack has completely transformed, and District 1881 is proof of what this community is becoming — modern, creative, walkable, and filled with energy.
What makes it a gem:
-
Locally owned restaurants and cafes
-
Unique boutiques and artisan shops
-
A buzzing patio scene
-
Great weekend vibes without leaving the city
If you’re used to Vancouver or Victoria and you’re worried Chilliwack won’t have culture… spend one evening in District 1881. Grab dinner, stroll through the square, listen to live music, or check out one of the pop-up events. You’ll see exactly why new buyers are drawn to the neighbourhoods nearby.
3. Yarrow’s Countryside Charm
Just 10 minutes from Sardis, Yarrow feels like stepping into another world — one with hobby farms, horseback riders, berry stands, and some of the Fraser Valley’s best cycling routes. It’s calm, scenic, and community-focused.
My favourite spot: Yarrow Village — a cozy stretch of small shops and cafés that feel like a weekend getaway even on a Tuesday morning.
If you’re dreaming of:
-
Larger lots
-
Quiet streets
-
Mountain views
-
A rural-meets-creative community
…then Yarrow is absolutely worth exploring. Buyers wanting more space without losing amenities love it here. And honestly? I don’t blame them.
4. The Hidden Coffee Scene (Yes, It’s Real!)
People are always surprised when I tell them how many amazing local cafés Chilliwack has — you just have to know where to look.
A few of my favourites:
-
Marais Tea Company - Tea House & Café - A fresh favourite. Beautifully designed, calming, and perfect for tea lovers who appreciate premium blends, pastries, and a peaceful sit-down experience. It’s a gem for anyone who wants a quiet moment away from the busyness of the day.
-
Smoking Gun Coffee Roasters – hand-crafted small-batch coffee that’s become a local obsession
-
The Yellow Deli – cozy, rustic, and unlike anywhere else
-
Decades Coffee Club – long-time local staple in the heart of town
-
Wendels Worth Brewing Co. (coffee by day, craft beer by night vibes in District 1881)
Whether you’re working remotely, meeting friends, or just grabbing your morning latte, these coffee spots give Chilliwack its warm, local feel. And honestly, they’re the places where you run into half the neighborhood on a Saturday morning.
5. The Chilliwack Lake Region: Endless Adventure
If you love the outdoors, this area is one of the most underrated parts of living in Chilliwack. Chilliwack Lake Provincial Park and the surrounding trail systems offer everything from casual hikes to more adventurous climbs.
People move to Chilliwack for this exact reason — you can go from your driveway to some of the most stunning wilderness in BC in under an hour.
Great for:
-
Kayaking
-
Camping
-
Paddleboarding
-
Photography
-
Weekend getaways
It’s the kind of place that makes you think, “Maybe I don’t need to travel as often… this is already paradise.”
6. Local Markets and Farm Stands: The Heart of the Fraser Valley
One thing that truly sets Chilliwack apart is its agricultural roots. Drive through Greendale, Little Mountain, or Ryder Lake and you’ll find fresh produce stands, flower farms, and local goods that make everyday life feel a little slower and sweeter.
The Chilliwack Sunflower Festival and various seasonal markets bring people from all over the Fraser Valley — but locals know the real charm is finding a tiny family-run stand on a summer afternoon and grabbing fresh berries for the weekend.
Chilliwack’s Hidden Gems Make This a Community — Not Just a City
These are the places I love, the places I recommend to clients relocating to the area, and the places that truly show off what living in the Fraser Valley feels like.
When buyers fall in love with Chilliwack, it’s not just because of the homes — it’s because of the lifestyle, the energy, and the community woven into these local spots.

5 Things I’d Do If I Were Selling My Own Home in Chilliwack
November 15, 2025
Selling your home is a big decision — emotionally, financially, and logistically. I walk clients through this process every single day, and because of that, I’ve seen exactly what works, what doesn’t, and what makes buyers fall in love the second they walk through the door. So today, I’m sharing the five things I would do if I were selling my own home right here in Chilliwack.
This is the same advice I give my sellers across Sardis, Promontory, Garrison Crossing, Fairfield Island, Eastern Hillsides, and the greater Fraser Valley — but in a more casual, Instagram-caption style. Think of this as your insider cheat sheet from someone who does this for a living.
And yes, it’s exactly what I’d do myself.
1. I’d get ruthless about pre-listing prep
I promise you — the homes that sell the fastest and for the strongest prices in the Fraser Valley are always the ones that look “finished.” When buyers walk into a clean, uncluttered, freshly maintained space, they don’t have to imagine the potential… they can feel it.
If I were selling my own home, I’d:
-
Declutter until every room feels airy
-
Patch and paint any scuffs or worn walls
-
Deep clean like I’m getting ready for a magazine shoot
-
Replace burnt-out bulbs and make sure lighting feels bright and warm
Buyers in Chilliwack are increasingly selective. They want move-in ready. They want clean. They want a home that feels taken care of. A little prep on the front end creates huge leverage on the back end — trust me.
2. I’d hire a professional stager (yes, even as a Realtor)
Even though I stage homes all the time for clients, I would absolutely bring in a stager for my own property. Here’s why: we all get blind to our own homes. What feels “normal” to us might feel too busy, too personalized, or too layout-restricted to a buyer.
Professional staging is strategic — it highlights space, flow, and features that buyers value most.
In Chilliwack’s diverse neighborhoods — whether it’s a modern home in Garrison Crossing, a family-sized layout in Sardis, or a view property in Promontory — staging helps your home stand out in competitive price brackets. And in a market where buyers scroll listings faster than TikTok videos, your home needs to make them pause.
3. I’d price based on strategy, not emotion
This is one of the hardest parts for sellers, especially if they’ve lived in the home for years or poured money into upgrades. But pricing isn’t about how much you love your home — it’s about where it sits in the current market.
If I were selling my home, I would:
-
Pull hyper-local comps (not just Chilliwack — but my specific pocket)
-
Look at absorption rate and inventory levels
-
Consider buyer psychology in my price range
-
Choose a price that positions the home to attract maximum interest early
The first 10 days on the market matter more than any other period. The right list price creates momentum, and momentum creates leverage. As Amanda Hinks, Chilliwack Realtor, I see this play out every week — smart pricing = strong offers.
4. I’d invest in premium marketing — no shortcuts
Your buyer is online before they’re anywhere else. That means your listing needs to look outstanding on a screen. If I were selling my own home, I’d insist on:
-
Magazine-quality professional photography
-
Twilight exterior photos (people love the glow)
-
A cinematic listing video
-
A floor plan with measurements
-
Drone footage (especially for Promontory, Eastern Hillsides, Yarrow, or view homes)
-
Social media promotion targeted to Fraser Valley buyers
The goal?
To make your home impossible to scroll past.
Buyers in today’s market will often book a showing based entirely on how the listing feels online. The photography and media aren’t the extras — they’re the storefront.
5. I’d work with a Realtor — because selling alone is a full-time job
Even as a licensed Realtor myself, if I were selling my own home, I would still have representation. Not because I can’t do the work — but because negotiations, paperwork, showings, and managing offers require objectivity and focus that you simply don’t have when your own house is involved.
A strong Chilliwack Realtor:
-
Protects you legally
-
Spots red flags in offers
-
Markets your home aggressively
-
Negotiates with strategy instead of emotion
-
Helps you navigate timelines, subjects, and lender requirements
Selling your home isn’t just about finding a buyer… it’s about handling every detail correctly, confidently, and in your best interest.
Even professionals need professionals.

Our city has become one of the fastest-growing communities in the Fraser Valley, attracting everyone from young families and first-time buyers to downsizers and investors who want a quieter lifestyle without sacrificing convenience. As Amanda Hinks, Chilliwack Realtor, I spend every day helping people navigate the unique pockets of this city, and trust me — each neighborhood has its own personality, pace, and perks.
Whether you’re relocating locally within the Fraser Valley or moving here from another province altogether, here’s your guide to understanding where you might feel most at home.
Promontory: Hillside Living With Stunning Views
If you want a neighborhood that feels elevated — literally — Promontory is where hillside living meets family-friendly design. It’s known for:
-
Sweeping views of the valley and mountains
-
Access to endless walking trails
-
Quiet residential streets
-
A strong sense of community
Promontory is popular with families who want a safe, slower-paced environment with easy access to nature. Homes range from newer single-family houses to townhomes, making the area appealing to a mix of buyers. If having hiking trails like Vedder Mountain or Mount Thom right outside your door sounds like your dream weekend, Promontory should be high on your list.
Sardis: Convenience Meets Community
Sardis is the heart of South Chilliwack — full of amenities, schools, recreation, and quick access to Highway 1. This is one of the most convenient neighborhoods for anyone who wants:
-
Great shopping and dining options
-
Quick access to the Vedder River
-
Highly rated schools
-
A balanced mix of newer and established areas
Sardis appeals to families, working professionals, and retirees who want everything close by. If you want to be minutes from the Cheam Leisure Centre, Garrison Crossing, or the Vedder Rotary Trail, Sardis will feel like home instantly.
Garrison Crossing: Modern, Walkable, and Designed for Lifestyle
Garrison Crossing is one of Chilliwack’s most thoughtfully planned communities — clean, walkable, and filled with parks, shops, cafes, and modern architecture. You’ll find:
-
Beautifully restored homes mixed with newer builds
-
Bright, modern condos and townhomes
-
A walkable, warm, community-focused environment
This area attracts young families, first-time buyers, and professionals who want that “urban village” lifestyle. With the University of the Fraser Valley Trades campus and Veterans Memorial Park nearby, Garrison has become one of the most sought-after (and competitive) areas in the city.
Eastern Hillsides: Space, Privacy, and Peace
If you’re dreaming of space, land, and tranquility, the Eastern Hillsides offer a peaceful escape from the busier parts of town. This area is perfect for homeowners who want:
-
Sweeping mountain and valley views
-
Newer homes on larger lots
-
Quiet, low-traffic streets
-
Access to outdoor recreation
Eastern Hillsides has been growing quickly with new development, but it still maintains that private, tucked-away feel. It’s a great fit if you want serenity without moving miles into the countryside.
Fairfield Island: Acres of Green Space and River Proximity
Fairfield Island is known for its open fields, mature trees, and proximity to the Hope River. This area offers:
-
Larger lots
-
Older, well-built homes
-
Quiet streets and parks
-
A rural feel within the city
It’s especially popular with families who want outdoor space and room to grow. Fairfield Island’s peaceful environment is a major draw for buyers who want affordability without sacrificing quality of life.
Downtown Chilliwack & District 1881: Character, Culture, and Revitalization
Chilliwack’s downtown has undergone a transformation thanks to District 1881, a walkable streetscape filled with:
-
Local shops
-
Restaurants
-
Breweries
-
Events and community gatherings
The surrounding neighborhoods include heritage homes, character houses, and more affordable entry-level properties. This area attracts creatives, young buyers, and anyone who wants to be close to the city’s growing cultural scene.
Yarrow: Rural Charm With a Tight-Knit Feel
Located just outside central Chilliwack, Yarrow is a charming small community surrounded by farmland, rivers, and mountain views. People move to Yarrow for:
-
A true rural-village atmosphere
-
Larger lots and hobby farms
-
Quiet, friendly streets
-
A slower lifestyle with strong community values
If you’re looking for space, privacy, and that “everyone knows everyone” feel, Yarrow is one of the Fraser Valley’s hidden gems.

What My Clients Teach Me About Real Estate in the Fraser Valley
November 7th, 2025
Every real estate journey in the Fraser Valley tells a different story — and one of the greatest rewards of my career is learning from the incredible clients I get to serve. Buying or selling a home here isn’t just about property values or listings; it’s about trust, communication, and results — the three things my clients remind me matter most.
Many of my Google reviews mention how much they appreciate my clear, consistent communication. Whether it’s helping first-time buyers navigate the local market or guiding sellers through pricing and staging strategies, I’ve learned that being transparent every step of the way turns uncertainty into confidence.
My clients have also taught me that trust is the foundation of every successful transaction. Real estate in [Your City or Region] moves fast, and people need a professional who’s honest, dependable, and genuinely invested in their goals. Earning that trust — and keeping it — is what drives me every day.
And of course, results matter. From negotiating top dollar for listings to helping buyers win their dream home in a competitive market, every closing is a shared achievement. Your success fuels my passion for this work.
To my amazing clients in the Fraser Valley — thank you for teaching me what real estate is truly about: people, connection, and community.
